Types of Inspections We Provide

There are several different types of home inspection services available to you through Pelican State Inspection.


Pre-Purchase (Buyer's) Inspections

Pre-Purchase  Inspections are our most popular inspection. It is performed by the buyer after a property has been put on the market by a seller. The Pre-Purchase  inspection will help the buyer identify damage or other problems that may exist with a property prior to purchasing the home. Even if the seller has already performed a Seller's Inspection, buyers should still perform their own inspections to prevent "seller's bias" in any shape or form.

Pre-Listing (Seller's) Inspections

A Pre-Listing  Inspection is usually performed by a seller prior to the property being  listed for sale. The property owner will perform a Pre-Listing Inspection to determine what damage or other problems exist with a property. By finding the problems ahead of time you have an opportunity to make repairs so that your potential buyer does not get scared off.

Periodic Maintenance Inspections

Maintenance Inspections should be performed every two years to help assure the good condition of your house. Conditions of a home's systems can change quickly. Periodic Maintenance Inspections will help make sure you home is still in the good condition which you purchased it in. Problems can contribute to decrease home value or pose a physical risk to your family if not identified in time.

Rental/Property Management Inspections

If you own rental property, then you already understand the importance of  your rental property being in good condition prior to allowing renters to occupy it. You are also aware of the need to assure that your property has not been damaged before renters vacate the property. A Rental/Property Management Inspection is designed to help protect you from the serious liability that can result from renting or leasing a potentially hazardous property. Additionally, a rental/property management inspection also helps you to protect your assets by identifying damage that may have potentially been caused by occupants.

New Construction (Builder) Inspections

A New Construction Inspection is usually performed immediately after your newly built home has been completed and is considered "ready" for occupancy by the builder and appropriate legal authorities (such as a zoning or code inspector). This inspection will bring to light defects with the home that should be addressed by the builder. It they are not corrected you may be may end up paying for them yourself when you go to sell the house in the future. Warranty Inspections

Warranty Inspections are performed prior to the expiration of your builders warranty on your new construction home. They are used to take advantage of the features and benefits of your warranty to assure that necessary repairs guaranteed under your warranty are executed.


A typical inspection from Pelican State Inspection takes around 2 to 3 hours. These times may vary depending on the age, size and the condition of the home.  Pelican State Inspection encourages you to take a active part in your inspection by following the inspector through the inspection process. Your questions are always welcomed. At the conclusion of your inspection we recap the major problems with the home with you. However, it is very important that you read your report for the complete finding.
